Commercial Property Management for Chicago's Northwest Suburbs

Leading Edge Realty Advisors manages retail, office and industrial buildings for owners in Glenview, Mount Prospect, Arlington Heights, Elk Grove Village, Schaumburg and nearby northwest suburbs. We are a small, hands-on team that owns commercial property ourselves, so we manage your building the way we want ours managed: full rent rolls, low vacancy, and no surprises on expenses.

Most of our management clients own between one and five commercial properties. That is the size where a large national firm treats you as a line item and self-managing eats your weekends. We built our service for that owner.

What commercial property management covers

We handle the day-to-day operation of the building and report to you in plain numbers.

  • Rent collection and tenant accounting. We bill, collect and track rent, CAM, and pass-through charges and send you an owner statement every month by email.

  • Tenant relations and retention. One point of contact for your tenants. Fast responses keep good tenants in place, which is the cheapest way to protect your income.

  • Leasing and vacancy. Our brokers market vacant space, negotiate and document new leases and renewals, and set pricing against current market rents.

  • Maintenance and vendors. We coordinate repairs, preventive maintenance and vendor bids so you are not paying more than necessary. Our typical repair approval limit is $1,000. Anything above that needs your approval as the owner before we proceed. In an emergency, we contact the owner right away by phone or text so they understand the situation before work proceeds.

  • Lease administration. We track critical dates, escalations, options and insurance certificates so nothing lapses.

  • Budgeting and expense control. We prepare an annual operating budget and review expenses against it. Pass-throughs are reconciled in line with each lease.

  • Reporting. Owner statements, rent roll and vacancy reporting in a format you can hand to your accountant or lender. Reports are sent to you monthly by email.

Property types we manage

  • Retail: strip centers, neighborhood retail, storefronts and mixed-use buildings. See our retail property management page.

  • Office: small and mid-size office buildings, medical office and professional suites.

  • Industrial: flex, warehouse and light industrial space.

What good management looks like for an owner

A well-managed commercial building has three things in common: tenants who stay, expenses that match the budget, and an owner who knows the numbers without chasing anyone for them. Each one takes steady attention, not a one-time fix. We look at tenant mix and lease expirations early so a renewal conversation starts well before a lease ends, we review operating expenses against the budget instead of waiting for year-end, and we keep maintenance proactive so a small repair does not become an emergency. When the numbers and the building both hold up, the property is easier to refinance, lease or sell.

How we get started

  1. Review. We look at your leases, rent roll, expenses and the building itself.

  2. Proposal. You get a written management proposal with scope and fees. Our fee is a percentage of the property's income, and the written proposal sets out the terms for your building. Fees depend on the property type, size and services needed.

  3. Transition. We notify tenants, collect leases and vendor contracts, and set up accounting. Onboarding takes about one month, and we typically take full control of the property within 3 to 4 months.

  4. Ongoing management. You get a monthly owner report by email and a direct line to the person handling your building.

Why owners choose Leading Edge

  • Small team, direct access. You work directly with Chris Demas, the principal and designated managing broker, and a team of three, not a call center.

  • We own property too. We make decisions as owners, with attention to ROI and long-term value.

  • Property management and brokerage under one roof. The same team manages the building and handles leasing, a sale or an acquisition when you are ready.

  • Local knowledge. Our city pages use current market data for each suburb: Glenview, Mount Prospect, Arlington Heights, Elk Grove Village and Schaumburg.

  • BBB Accredited, A+ rated.

What does commercial property management include?

Rent collection and tenant accounting, tenant communication, maintenance and vendor coordination, lease administration, budgeting and expense control, and monthly owner reporting by email. We can also handle leasing for vacant space.

How much does commercial property management cost?

Our fee is a percentage of the property's income. The exact terms depend on the property type, size, number of tenants and the services you need, and we provide a written proposal after reviewing your leases and building.

Do you manage small portfolios of one to five properties?

Yes. That is most of our clients. We built our service for owners with a small number of commercial properties who want hands-on attention.

What types of properties do you manage?

Retail, office and industrial buildings, including strip centers, storefronts, mixed-use, medical office and flex or warehouse space.

Which areas do you manage in?

Glenview, Mount Prospect, Arlington Heights, Elk Grove Village, Schaumburg and nearby northwest Chicago suburbs.

Can you take over management from my current manager?

Yes. We review your leases and records, set up accounting, and notify tenants of the change. Onboarding takes about one month, and we typically take full control of the property within 3 to 4 months.

Can you also lease my vacant space or help me sell?

Yes. Our brokers handle commercial leasing, sales and investment advice, so one team can manage the building and handle those transactions.
